Danny Brown, SEGRO’s Director for Infrastructure in National Markets, said “We have chosen Procter Street for their track record on nationally significant developments; and their understanding of project delivery from both a consultancy and contractor’s perspective. This dual insight will help create a cohesive and responsive delivery team, which is essential for the success of a scheme of this scale and complexity.”
Procter Street’s scope includes:
NEC Project Management
NEC Supervision
NEC P6 Programming & Planning Support
Commercial Cost Control
A site-based multidisciplinary team will be deployed to act as an integrated extension of SEGRO’s project delivery function, ensuring strategic oversight and agile execution across all workstreams.
This phase of the development includes:
Construction of a new rail terminal connecting to the Midland Main Line
Site preparation for up to seven state-of-the-art logistics warehouses
Delivery of private estate roads throughout the site
Major offsite highway improvements to the A414 and two M25 junctions
Construction of a new bypass link road serving Park Street and Frogmore
As part of the broader vision for the park, SEGRO has committed to delivering more than 600 acres of enhanced green space, and the creation of new community amenities for the local area. Construction is expected to span three years, with warehouse construction anticipated to commence in 2027.
Gareth Street, Director at Procter Street, added “It is a privilege to be selected to work alongside SEGRO on this landmark development. Our appointment reflects just how far we’ve come in the four years since we launched. It also demonstrates the reach, depth and capacity that Procter Street brings to the infrastructure and development sector. We offer a lean, cost-effective alternative in delivering high-quality professional services, and we’re excited to bring that value to this transformative scheme.”
