Developer Landsec and its main contractor Bowmer & Kirkland have started a new phase in growing the Mayfield district, which will deliver park-side working for thousands, hundreds of homes and a significant expansion of the city’s greenest public space.

The Republic is the first office building in the northwest of England to break ground in 2025, the developer says, and is set to become the city’s first office within a public park. The 13-storey, 233,000 sq ft office building, designed by Morris & Company, will offer a place to work for around 2,000 people.

It is the first building in the ongoing £1.4bn transformation of the formerly derelict 24-acre site, next to Piccadilly station, into a mixed-use district. This first phase of development will see Mayfield Park increase in size by 40% to 10.2 acres, providing 879 homes.

The building is due to complete in 2028.

Mayfield Park sits at the centre of a 24-acre district being regenerated by Landsec on behalf of the Mayfield Partnership, a public-private collaboration between Manchester City Council, Transport for Greater Manchester, London & Continental Railways (LCR) and Landsec.
