New master developer for Brentwood garden village

1 hour Lands Improvement has acquired a major residential development site in Brentwood, Essex.

Lands Improvement, a strategic land development companies, has acquired the freehold to a 551-acre site at Dunton Hills in Essex, alongside an option agreement for a further 6.47 acres.

The purchase makes Lands Improvement the master developer to deliver Dunton Hills garden village, a proposed settlement of 3,700 homes with a gross development value of £480m.

The site was acquired from Commercial Estates Group (CEG).

Lands Improvement now plans to put in enabling infrastructure and sell serviced land to house-builders and developers in five phases over a 12-year period. The development is set to include a village centre with healthcare provision, community uses and a public square alongside new primary and secondary schools.

The site is to the east of the village of West Horndon in the Brentwood district of Essex.

Lands Improvement’s plan for Dunton Hills replicates its approach at the 5,000-home development at Linmere in Bedfordshire, where the firm is also master developer.

Managing director James Stone said: “Dunton Hills garden village marks an important acquisition for Lands Improvement in an area with a limited supply of new homes and consented land despite strong market demand. Taking on the master developer role, we look forward to securing consents and delivering the substantial and wide-ranging infrastructure required to support this new community, from green spaces and roads to key community facilities and fostering the community management trust that will eventually take on the stewardship of the garden village for generations to come”.
