Plans approved for £800m Poplar estate renewal

10 hours The London Borough of Tower Hamlets has approved plans for the transformation of the Teviot Estate in the borough.

The Hill Group and housing association Poplar Harca have received a resolution to grant planning permission for revamping the Teviot Estate in Poplar, east London.

The approval, granted by Tower Hamlets Council, marks a milestone for what is described as one of London’s most ambitious estate regenerations.

The £800m redevelopment is expected to deliver 1,928 new homes, including 508 designated as affordable. They will be delivered over four phases, alongside community facilities, including shops and a new, as well as public spaces and a re-landscaped Langdon Park.

The first phase is scheduled to start on site in 2026, delivering 475 new homes, of which 44% will be affordable (140 for social rent and 24 for shared ownership), with first completions expected by 2028.

Designed by architect BPTW, the masterplan spans eight hectares and includes a mix of studios, apartments and family homes. There will be five new public squares, landscaped green corridors, improvements to the Fawe Street Bridge and Limehouse Cut, improved access to Langdon Park station and a more accessible foot-tunnel under the A12. Investment in lighting and CCTV should also improve safety and reduce anti-social behaviour.

Hill and Poplar Harca have consulted with Teviot residents in shaping the design and vision of the masterplan. Social rent residents living within the regeneration area are guaranteed the right to remain on social rent if they choose a new home within the new development. This has resulted in overwhelming local support for the project, they claim.
